Redesigning Hospital
Construction From Day One
The Challenge
Hospital construction projects typically involve owners, architects, contractors, and trade partners working in sequence, each group making decisions before handing off to the next. That approach routinely produces costly rework once construction reveals what design missed.
The Approach
We used 3P, a Lean method for major structural redesign, to bring every stakeholder into the design process simultaneously rather than sequentially. Owners, architects, contractors, and trade partners worked to a single, firm cost target from day one. Just as importantly, the specific changes made weren't top-down assumptions, they came directly from requests made by patients and front-line care staff, the people who'd actually use the finished space.
The Results
Six of our last eight hospital construction projects using this process saved a combined $289 million.
The Bigger Picture
This same collaborative design discipline is one part of a broader methodology, training teams to run continuous, Lean improvement long after we're gone.
